We have similar policies across all of our properties. Please read all the points below before getting in touch via the email address at the bottom of the page.


We welcome one dog OR one cat per apartment, on approval. We allow ONLY one pet per apartment. There is a separate refundable $300 pet deposit, and we must meet your dog before we sign a lease, or before you bring a new dog into your household. Pets must be well behaved and you must clean up after your pet. Please don’t get a pet without checking with us first. We reserve the right to refuse any pet for any reason (except service dogs). If any tenant acquires a pet without prior approval, we reserve the right to terminate the lease immediately.


We require a security deposit equal to one month’s rent, as well as first and last month’s rent. Both the deposit and the last month’s rent are due at lease signing. First month’s rent is due on or before the move in date. The security deposit MAY NOT be used to pay rent.


Tenants must set up an electric account with Xcel Energy before the move in date. Charter/Spectrum is available for cable TV and/or internet service at The Magpie. The 505 and The Bluejay have availability for either Charter Spectrum, or for Central Colorado Telecom (for internet service only). Centurylink is also available at The 505 only, in addition to the two options above. Water, sewer, and trash are paid by the property owner.


Parking is first come, first served (not reserved). No inoperative or junked cars or trailers are allowed in the parking lot. No apartment can use more than 2 spaces on a regular basis. Guests must not park in the lot.


Each apartment at The Magpie has a washer/dryer in the unit. At The 505 and Bluejay Apartments, there is an on-site coin operated laundry facility for the use of tenants only. The door to the laundry room should be locked at all times for the safety and security of our tenants.


All of our properties are completely non-smoking. No smoking of any kind is allowed on the premises (inside or out) by tenants or their guests. If you or your guests smoke, it must be off of the property. Please be respectful of your neighbors.


No personal grills are allowed at any of our properties. We do have a charcoal grill and picnic table available for tenant use at The 505 and Bluejay Apartments.
